KIMA moved to their new Fitzrovia home in a listed building and conservation area (Charlotte Street). The remarkable traditional bowed shopfront allows KIMA to engage with passersby and the street scene of this vibrant area. The ground floor is a showroom of sorts, to receive and impress clients and other guests. Here KIMA showcases some of their work, alongside samples from favoured manufacturers and suppliers – as well as an extensive library of catalogues and samples. The basement houses the office of the KIMA team.

Ebury Mews

The property is now, as it originally was, associated with the stately stucco terraced house facing onto Chester Square. This characterful mews is one of several in the Belgravia conservation area. KIMA was tasked to create a single story basement extension under the footprint of the house. The team negotiated all the client’s practical and religious requirements, structure and waterproofing requests. KIMA successfully obtained planning permission for both the extension and plant installation for comfort cooling. The client also asked the team to obtain the License to Alter from the land owner and the Grosvenor Estate. It was a rigorous and time consuming process to fulfil the conditions of the estate and to act as liaison between the professional team, client and various representatives of the estate. In addition to the original brief, the team assisted the client with various minor additional works.

Wentworth, Virginia Water

The estate is located in the prestigious Wentworth Estate, south-west of London, in the proximity of Ascot and Windsor Great Park.

KIMA was appointed as the lead designer on this roof extension project for a return client. The parent building is a small single story building, next to the main building/residence. Despite the small footprint (because of a restriction by the local authority to a mansard roof type extension only) and the client’s detailed brief with specific religious requirements, KIMA managed to resolve the layout in a practical way.

The team worked closely with the appointed contractor, prior to works starting on site and during construction, to ensure adherence to the client’s schedule and budget, with the least possible disruption.

Mallord Street

This lovely family home stands on a quiet residential street, a stone’s throw from Chelsea’s bustling King’s Road. KIMA was tasked to help with the detailing of a roof extension and to fine-tune the layout to the client’s requirements. The new level has the dual purpose of a guest accommodation and a home office. There are two double bedrooms, each with their own bathrooms in the eaves. The central living area with a kitchenette functions as a generous home office for the semi-retired owner.

During this project KIMA obtained a minor variation to the existing planning permission to change the original proposed horizontal roof light to a lantern style roof light. KIMA also assisted the client with ideas for a large scale artwork for the internal courtyard.

Prince Albert Road

A lateral 3 bedroom apartment in a Victorian mansion south-facing block, overlooking the Grand Union Canal and Regents Park. The property is located within a walking distance from St. John’s Wood High Street and its delightful cafes, shops and restaurants.

KIMA was tasked to create a functional, comfortable and elegant space, without being overly classical, for a busy family. KIMA made changes to the apartment’s layout that resulted in more comfortable room sizes. They also designed a large number of built-in joinery units to make the most of the space and increase its practicality. The team spent several months designing the kitchen with the client and the outcome is a beautiful, inviting and highly practical space.

In addition, KIMA assisted the client in obtaining planning permission for replacement windows throughout and the installation of air conditioning. KIMA also obtained a License for Alteration from the building management on the client’s behalf.

A lateral 3 bedroom apartment in the low-rise Riverside Court complex in Vauxhall, overlooking the river Thames.

KIMA was appointed as the lead designer and tasked with a full refurbishment of this apartment for a family with young children. Their work included a complete strip-out of the property, reconfiguration of the layout and overhaul of services. KIMA assisted the client in selecting all the finishes, particularly the decorative stone for the hallway and bathrooms, which they supplied and installed. The client entrusted the selection and procurement of furniture for the reception areas to KIMA as well.

Grosvenor Square

A unique lateral, corner apartment with 4 bedrooms and 3 reception rooms on Grosvenor Square, in the heart of Mayfair.

KIMA was appointed as the lead designer on the project and the works comprised a complete strip-out of the property, reconfiguration of the layout and overhaul of services. Together with the client, KIMA selected all the finishes as well. Special care was given to the selection of stone for flooring, bathrooms and work surfaces. The design and detailing of all the built-in joinery, bar unit and kitchen was done to the team’s exacting standards.

KIMA also successfully obtained planning consent for an air conditioning installation to serve the property throughout.

Greville Place

The property is a lovely semi-detached Victorian villa in the quiet residential area between Maida Vale and St. John’s Wood.

The client was very specific in his request for an ornate and classic scheme. KIMA worked closely with Italian manufacturers in designing and customizing the finishes, such as the Venetian polish plaster. KIMA also customised the fittings, such as the Murano glass chandeliers, a variety of furniture, soft furnishings and home decor items. KIMA worked with a local carpenter on several built-in joinery items inspired by oriental motifs. The house’s services were generally modernised and integrated into a smart home system. KIMA was also responsible for obtaining planning permission for the installation of an air conditioning system from the local authority.
