A mixed-use development behind three adjoining retained facades, a quick walk from Oxford Circus and the BBC headquarters.

These three terraced houses with shops on the ground floor were previously in use by the University of Westminster. The new development will retain the education use along with residential use on the upper floors. Planning permission was already in place when KIMA was appointed by a return client to manage the project from RIBA Stage 4 onwards.

Ibiza, Spain

A historic farmstead/‘finca’ located in the beautiful conservation area of Cala Jondal, a five-minute drive away from the famous Blue Marlin beach club.

The project consisted of a 5 bedroom main residence, a 3-bedroom guest house, and an outdoor entertainment area with kitchen and a large pool area. The property is set within extensive landscaped gardens, surrounded by a forest of mature pine and sabina trees, with amazing views over the mountains. The brief is for an extensive general refurbishment while keeping all original features and maintaining the design in keeping with the character of fincas on the island.  Reclaimed finishes and furniture are being sourced internationally to add to the sense of authenticity. Redesign of layouts includes the pool and deck to enlarge the area for outdoor entertainment (a must in this climate).

The brief also includes working with local landscape designers to design a water-feature using the distinctive local stone of the area. To complement the natural beauty of the garden, a citrus orchard is also being planned. A unique feature of the project will be a little modern cabin, hidden in the woods, to be used by the client as a wellness sanctuary.

A Penthouse apartment with an expansive 150-sq.m roof terrace and with a highly desirable address in central Moscow, a five-minute walk from Red Square.

KIMA is working with a return client based in London, to develop a suitable layout and interiors scheme for the apartment, with an eye to renting it to discerning business travellers. KIMA is exploring several interesting interior wall-cladding materials that would suit the client brief, which is for an industrial loft-style interior. The client has challenged KIMA to use readily available materials, but to transform them through alternative applications and details. The apartment boasts a very large terrace never before utilized to its full potential, which KIMA will optimize so it can be used for entertaining guests.
